DESCRIPTION:     
This is an opportunity to own a beautiful ranch with the historic Cherokee Creek running through the middle of it!  Cherokee Creek has always been one of the most dependable creeks in the Hill Country.  Its clear spring water has been an attraction for many generations and still is.  The creek enters the west side and meanders through the center of the ranch and exits the east side for a total distance of about 3,900 feet.  About ¾ (approximately 2,900 feet) of the creek is fully inside the ranch and both sides are owned.  The eastern ¼ (approximately 1,000 feet) is shared by the adjoining landowner and the property boundary is the center of the creek at that point.  A new concrete dam has been constructed across the creek and backs water up in a small lake.  There is another dam on the neighboring property downstream that backs water up below the on-site dam.  Both of these areas provide great bodies of water to fish, swim and enjoy year-round.  In addition to the creek, there is a stock pond in what was once an old rock quarry.
An older wood frame farmhouse has been renovated and furnished and offers a cozy place to stay.  A water well supplies water to the house.  There is also a small old rock house that has not been used for decades, but I can see the possibility of restoring it to be a neat cabin on the creek.  There are two metal grain silos that could possibly also be re-purposed as guest cabins or for storage.  
The topography is slightly rolling with a small hill that offers some nice views of the surrounding countryside.  There are 2 cultivated fields; one is about 50 acres and the other is about 12 acres.  The rest of the property is native pasture with an assortment of trees and native vegetation that includes Live Oak, Post Oak, Elm, Pecan, Mesquite, Juniper, Texas Wild Persimmon and several varieties of brush.  Much of the area along the creek has been cleared of brush, leaving only the mature trees for shade and camping sites. 
If you love to hunt or just observe wildlife, you couldn’t ask for a better place.  There is an abundance of Whitetail Deer, Turkey, Dove, Feral Hogs, Squirrels, Songbirds and who knows what else!  Cherokee Creek provides some great fishing and swimming!
Hwy 16 borders this property for about 3500 feet along the west side providing a great opportunity for subdivision into smaller tracts with creek frontage; a really hard to find type of property!
