This ranch offers the ultimate privacy for properties in San Saba County! It is located at the dead-end of CR 121 north of San Saba and shares a horseshoe shaped bend of the Colorado River with only 1 other ranch. The ranch gets its name INDIAN BEND RANCH from this location and because it must have been a popular campground with Native Americans as evidenced by the abundance of flaked flint and artifacts that can be found. The Colorado River borders the ranch for about 1.5 miles on the west and north borders. There are at least 2 small stock tanks to provide water to livestock and wildlife in the interior of the ranch. About one-half of the ranch (the east half) is mostly old fields that have not been farmed for several years and have grown up in small mesquites. With some reclamation work, the fields with their good alluvial soil could be put back into cropland production or planted with permanent grasses.
The western and norther portions of the ranch on the lower levels and along the river are in a native state and heavily covered in large oaks, pecan and other trees and brush that thrive along Texas rivers as well as grassy bottomland. All the elements are in place for an extremely productive farm and ranching operation. There are many exceptional sites to build a house along the river bluff offering views of the surrounding countryside.
I can’t help but believe that the fishing and hunting has to be exceptional on this ranch, not to mention the fun that can be had by floating the river and playing on ATV’s!
This ranch has been used for grazing cattle in the past several decades but has not been maintained and allowed to revert to nature. However, old roads at the edge of the fields and along the river are able to be driven. Some stretches of fence are good but other parts need repairing and possibly replacing. The old homestead farmhouse and outbuildings are in poor shape and have very little value. There are no water wells on the property nor is there a public water supply available. The water used by the former occupants of the old home probably came from the stock tank, the river and/or a cistern that collected rainwater. Electricity is on the property.
If camping or living at the end of the road about 20 miles from town is something that you have been dreaming about then don’t let this diamond-in-the-rough pass by without at least taking a look! It may be just what you have been waiting for!
